We all love to wander the world, but it’s against our Terms of Service for anyone under the age of 18 to create an account to travel or Host. In some locations, people under age 25 with fewer than 3 positive reviews can’t book entire home listings within their local areas.
Airbnb is one of the easiest and most affordable ways for just about anyone to travel the world. Locals lease out their rentals—whether it’s a guest room or a full home—to travelers seeking a different experience from the usual hostel or hotel stay.
Sometimes guests want a place to stay for a week, or sometimes someone will stick around longer-term. For most guests, it’s a way to really get to know a neighborhood.
Plus the Airbnb platform is super user-friendly, and it’s easy to make a reservation (or to change your reservation). There are tons of different ways to search for properties. You can even search via the map view.
But like most businesses, Airbnb has an age requirement for renters. And if you’re still in high school, it doesn’t work in your favor (but we’ll get into the reasons why shortly). Let’s break down Airbnb’s age limit for guests as well as Airbnb hosts.

Whether you’re a guest looking for a property in San Francisco or a swanky place in Tokyo, you’re subject to Airbnb’s age requirement. So how old do you have to be to rent an Airbnb?
What Age Do You Have to Be to Rent an Airbnb?
All Airbnb users must meet the 18 years of age requirement before renting a property on the platform.
But there’s one important caveat: as long as you’re the person making the reservation, it doesn’t matter how old the other guests are. This works for any parents looking for a spot to stay with their children, but it also works for guests of varying ages.
Why Age Restrictions Were Introduced
Unauthorized, open-invite Airbnb parties occurred for years.
While the parties sometimes upset neighbors and damaged property, they were a very small percentage of all bookings (0.05% of listings reported safety-related issues, according to Airbnb). However, Airbnb still sought to lower that percentage.
The final straw may have been the Halloween party shooting of late 2019, a single-night rental resulting in five deaths, which took place despite a no-party agreement between the guest and host. Within a year, Airbnb introduced this policy to limit unauthorized parties, coinciding with the 2020 pandemic outbreak.
The policy restricts guests under 25 from booking an entire home if they live locally and don’t have at least 3 positive reviews with 0 negative reviews. It was introduced in Canada, then the US, UK, France and Spain. Criticism came from users under 25, hosts who’d rent to younger guests, and people claiming the policy is age discriminatory.
How To Book An Airbnb If You’re Under 25 Years Old
So what does this mean for you, if you’re under the age of 25 and in a country where the policy is enforced (Canada, US, UK, France, Spain)?
You can still book any non-local Airbnb listing, as before. But for local listings, you can only book private rooms or hotel rooms – not entire homes – unless you have at least 3 positive reviews with 0 negative reviews.
What To Do If You’re Under 18
If you’re under 18 years old, you can’t create your own Airbnb account.
You can still stay in an Airbnb as part of a group, as long as you’re a registered guest in the booking, and the booking was made by someone over the age of 18.
How Does Airbnb Know My Age?
As a guest, your identity is verified when you first create your Airbnb account. Airbnb also verifies your identity again before your first booking.
Is The Age Policy Working?
According to Airbnb, the new policy has resulted in a “meaningful drop” in the number of unauthorized house parties in Canada since its introduction. Of course, it’s still possible for someone’s “friend” to rent on their behalf to get around the rules, but the policy definitely dissuades a percentage of those who’d otherwise try.
Can Hosts Set Age Restrictions?
Apart from Airbnb’s under-25 policy, hosts aren’t allowed to set further age restrictions on their listings or discriminate against guests on the basis of age (or other attributes).
Are Under-25 Restrictions Permanent?
Going forward, it’s difficult to predict whether Airbnb will apply the under-25 policy to more countries or eliminate it altogether. Airbnb already acknowledged that the policy has led to fewer unauthorized parties in Canada, where it was first introduced – so there’s no reason to believe those restrictions will be lifted any time soon.
Are There Restrictions On Children?
If you’re a family with children (under 18), there’s no rule preventing them from being part of your group. However, you must include them (as with all guests in your group) when making your booking. Some properties are unsuitable for infants or toddlers.
There’s typically no guest fee charged for children under 2 years old (this depends on the host’s policy). If you want a place that doesn’t charge a guest fee for your infant or toddler, inquire with potential hosts prior to booking.
